Lease length & marriage value checker
Enter when the lease term starts and how long it is (from the lease particulars or the register). You get the expiry date, the exact years left, and whether the 80-year marriage-value line has been crossed.
61 years 158 days left
Term ends Wed, 24 March 2088. The unexpired term fell to 80 years on Mon, 24 March 2008.
Under 70 years left. Marriage value is payable on a statutory extension under the current valuation rules, and many mainstream lenders will not lend without an extension.
The rules applied
- A term of N years from a date ends on the day before the Nth anniversary of that date.
- Marriage value is disregarded on a statutory extension of a flat lease where the unexpired term exceeds 80 years: Leasehold Reform, Housing and Urban Development Act 1993 Sch 13 para 4(2A).
- The Leasehold and Freehold Reform Act 2024 abolishes marriage value and changes the valuation rules, but much of it comes into force in stages: check whether the valuation provisions are in force on your date before advising a client (LAFRA 2024; our source checks).
- Lender requirements vary by lender: check the lender's Part 2 of the UK Finance Mortgage Lenders' Handbook.
